Aspen Snowmass Real Estate Market Update: Second Quarter 2026
The Aspen and Snowmass Village real estate markets entered the second half of 2026 with pricing remaining remarkably resilient, even as buyers became more selective and the pace of sales slowed.
Unlike many traditional housing markets, Aspen Snowmass luxury real estate is influenced less by mortgage rates and more by wealth creation, lifestyle demand, and the limited availability of exceptional properties. Strong financial markets and continued growth among high-net-worth households remain supportive of our market.
Aspen Single-Family Homes
Aspen’s single-family market experienced fewer transactions during the first half of the year, while prices remained historically elevated.
The median sale price was approximately $12.55 million, down 15% from the exceptional levels recorded last year. A total of 27 homes closed, representing a 37% decline in sales activity.
Homes also took longer to sell, averaging 228 days on the market. However, a top sale of $42 million demonstrated that demand for Aspen’s most distinctive properties remains strong.
Aspen Condominiums and Townhomes
Aspen’s condominium and townhome market continued to show impressive pricing strength.
The median sale price increased 3% to approximately $3.39 million, reaching a five-year high. Although the number of closed sales declined 13%, well-positioned and appropriately priced properties continued to attract serious buyers.
The quarter also included a condominium sale of $28 million, reinforcing the continued demand for premier residences in Aspen.
Snowmass Village Single-Family Homes
Snowmass Village single-family home prices continued to strengthen, with the median sale price rising 17% to a five-year high of approximately $8.6 million.
Sales activity declined 28%, and homes took longer to sell as buyers carefully evaluated available opportunities. The highest recorded sale was $15.25 million.
Snowmass Village Condominiums and Townhomes
Snowmass Village condominiums and townhomes were among the strongest-performing segments of the local market.
The median sale price increased 31% to approximately $2.35 million. Average pricing and price per square foot also reached five-year highs.
Although closed sales declined, sellers received an average of 97% of their original asking price, indicating that desirable and accurately priced properties continue to command strong offers.
What This Means for Buyers and Sellers
The Aspen Snowmass market is not experiencing broad price declines. Instead, the market is adjusting through fewer transactions, longer marketing periods, and more deliberate negotiations.
Buyers have additional time to evaluate properties and may find greater negotiating opportunities, particularly when a home has been on the market for an extended period.
For sellers, thoughtful pricing, presentation, and marketing are increasingly important. Exceptional properties continue to achieve premium results, but today’s buyers are highly discerning.
Looking Ahead
Aspen and Snowmass Village remain two of the country’s most supply-constrained luxury real estate markets. Limited land, development restrictions, and enduring lifestyle appeal continue to support long-term property values.
While sales may occur at a more measured pace than during the post-pandemic years, demand for distinctive homes in exceptional locations remains firmly intact.
